  • We start by defining your objectives and priorities – is this an investment or a home? How many rooms will you need? What is your budget? Where in Israel do you want to be?
  • We will recommend possible locations and new developments in suitable neighborhoods, based on your “wish-list” regarding size, price, location, accessibility and other important factors.
  • Prime Property Israel will use your criteria to put together a short-list of possible properties.We will visit each one to confirm their suitability, taking photos and giving you a detailed report on each of the properties that we recommend.
  • We can set up site visits to the properties you select, or make a video of the ones you are most interested in.We will liaise with the real estate broker, builder or owner of the properties in Hebrew on your behalf.
  • Prime Property Israel can help you to prepare a budget for the purchase of the property, including the costs of arranging finance; agency, brokerage and legal fees; appraisal or survey fees, and reliable estimates for the costs of any refurbishment work that may be necessary.
  • Once you decide to make an offer, we will act on your instructions and help you to negotiate the price and other terms, such as completion dates, payment schedule, and what is included in the property.
  • We will work with your lawyer to check the title and other legal documentation for the property, to make sure that everything is ‘kosher’ and as described by the agent. (We have excellent English-speaking lawyers that we can recommend.)
  • You will need a detailed survey or appraisal of the property – we can arrange for an experienced engineer to do this for you.
  • If you need help arranging finance for the purchase, we can liaise with your bank or financial advisor and provide them with the property details that they need.
  • If your property is a new-build, we will work with the contractor to sort out all the details, from negotiating extra features and agreeing payment terms to choosing tiles for the bathrooms, if you wish us to do so!
  • When you sign your contract and become the owner(s) of a property in Israel, payment of the first installment is usually due when the contract is signed, together with the real estate agent’s fee and some of the bank and legal costs.
  • Our fee is usually 2% of the sale price plus VAT, which covers all the work we do from your first phone call until the completion of your purchase.
  • We can help if your property requires refurbishment or management, and if you wish us to find tenants and manage your rental contracts, we provide a full support service.
